New owners who purchase significant acreage from Big East Fork Holding and who wish to Join the Home Owners Association (HOA) must agree to place a portion of their land a the Conservation Easement which restricts specific future development on their land.

Such restrictions include:

The number of residences that may be established on the land (Standard and walk-in structures; walk-in structures include those without permanent driveway and septic system).

Number of parcels into which bought parcel can be sub-divided

New building envelopes may not exceed 1 acre; walk-in structures may not exceed 0.5 acre

Size of secondary houses to be not larger than 2000 sq ft, may not exceed 35-feet above ground level.

No new fences except for reasonable and customary management of livestock and pets.

Development and use of energy production facilities must be permitted by HOA or grantee of easement.

Harvesting of timber is prohibited to facilitate the development of old-growth forest

Golf courses, athletic fields, and paved airstrips are prohibited

Outside lighting must contain downward directed deflectors to help retain the viewshed of the night sky.

Only trees with diameters of less than 5 inches may be removed for construction of trails. Trails more than 50 yards from residences must be available for use for those in the HOA. Trails more than 100 yards from primary houses may be used by members of the Center for Sustainable Stewardship (CSS). Trails may only be 8 feet in width and may not be used for harvesting timber.

Off-road vehicles may only be used for patrolling, maintenance, and transport of elderly or handicapped.

No filling, excavating, dredging, mining, drilling, or any surface mining. Land may only be significantly disturbed for the building of allowed structures. No removal of oil, gas, or hydrocarbon products from the land
